Most of what we do at PrimeStay happens a few miles from Walt Disney World — dynamic pricing, guest communication, turnovers between checkouts. But this year, PrimeStay expanded somewhere a little further from home: Lisbon, Portugal.

Why Lisbon?

The move wasn't about chasing a new market for its own sake. It came down to the same principle we've built PrimeStay Orlando on: guests do better, and owners do better, when the stay is handled by people who actually show up — not a faceless platform taking a cut off the top.

Our sister property, PrimeStay Lisbon, offers two direct-booking apartments inside a restored 18th-century building in Bairro Alto — one of Lisbon's oldest and most historic neighborhoods, known for its fado houses, narrow cobbled streets, and nightlife that spills out onto the sidewalks after dark. Guests book directly with the owner instead of through Airbnb, which means no platform service fee stacked on top of the nightly rate — often a 15%+ savings on the exact same stay.

The Same Philosophy, a Very Different Market

Orlando and Lisbon couldn't be more different as destinations — one built around theme parks and family travel, the other around centuries of history stacked into a few square blocks of hillside. But the operating philosophy travels well: respond quickly, be honest about what a property actually offers, and treat every guest like the stay is being run by a person, not a system.

It's also given our team a useful outside perspective. European short-term rental regulation — particularly Portugal's Alojamento Local licensing framework — is stricter and more codified than most of what we navigate in Florida, and watching that market up close has sharpened how we think about compliance and guest registration requirements here at home too.
